Open Source House Ghana Limited (OSHG) is a social enterprise providing affordable and sustainable housing concepts and solution for the lower middle-income households in Ghana. OSHG is a facilitator that sources client groups from employee-based groups, arranges financial services to mortgage banks and end users, selects, coordinates and controls constructors and ensures timely, quality delivery of affordable houses within the budget. OSHG believes in the ESG principles.

The lower middle class in developing countries is rapidly growing and so is their demand for housing. More than 1 billion people are forced to live in slums and this percentage is growing rapidly. Many of these  people  have  a  decent  job  like  nurses,  teachers  and  civil  servants  and  therefore  a  regular income.  Rapid urbanization, wastage of resources, expensive building materials, inefficient construction methods and unshared ideas are all part of the underlying problem. Open Source House aims to make housing accessible for this group of people, for less than 25.000 GhC (12.500 Euro).

OS-House Ghana is looking for a motivated individual with the following characteristics:

  • Entrepreneurial
  • Strong social and environmental values in line with OSHG core values
  • Strong negotiation skills and ability to make deals with banks and contractors
  • Mentality of making things work
  • Experience in construction fund management and financial controlling
  • Solid understanding of how the financial sector work with regards to real estate financing and mortgage markets
  • Solid understanding of bill of quantities, construction costing and the tendering procedures
  • Good organizational and time-management skills
  • Strong social drive to achieve impact among the lower-middle income group
  • Knowledge of building construction technologies and ability to manage building budgets and ensure timely delivery of houses is an added advantage

 

Required Skills or Experience

Responsibilities:

  • Work with OS-House Ghana mortgage partner(s) to develop appropriate mortgage product to OS-House Ghana target clients
  • Negotiate and conclude deals on interest margins of mortgage banks and better and affordable mortgage terms for OS-House Ghana customers
  • Preparing of tender documents and selection of suitable contractors
  • Manage the construction processes and meet construction deadlines
  • Preparing of contract documents for contractors and demand performance bond from contractors
  • Monitor current development in the real estate sector in Ghana and develop networks and maintain good working relationships with key stakeholders

Educational level and experience

  • MBA in Construction Management
  • Five years experience in financing real estate Or Five  years experience in mortgage operations or construction management
  • Experience in working with building contractors

Nature of engagement

  • Part – time
