We pride ourselves in the delivery of high quality professional services which ensure minimum total life cycle cost of assets to their owners.<\/p>\n<p><strong>Job Description<\/strong><\/p>\n<p><strong>Job Title: Facility Manager<\/strong><\/p>\n<p><strong>ROLE SUMMARY<\/strong><\/p>\n<p>The Facility Manager is responsible for the day-to-day operational management of the facility through implementation of policies, procedures and programs required by the client and the company. The ultimate goal is to assure a well managed well maintained property or portfolio of properties with emphasis on positive and timely response to the concerns and needs of the clients occupying the property.<\/p>\n<p><strong>RESPONSIBILITIES<\/strong><\/p>\n<ul>\n<li>Conduct periodic unannounced property inspections on weekends, nights and early mornings to determine the performance of key service providers, i.e. janitorial service, landscaping, security, technician\/handyman services, etc.<\/li>\n<li>MBWA \u2013 Manage by walking around.<\/li>\n<li>Involvement and input required with the Portfolio Manager for the selection of service providers.<\/li>\n<li>Assure full compliance of all service providers with property specifications and standards.<\/li>\n<li>Responsible for daily inspection and supervise Preventive Maintenance plans for the following:<\/li>\n<li>The building including ceiling, walls, floors, windows, etc.<\/li>\n<li>The generators<\/li>\n<li>All offices within the building<\/li>\n<li>The premises grounds including the parking facilities.<\/li>\n<li>Sanitation with a strong focus on the toilets.<\/li>\n<li>Possible annex locations within the facility.<\/li>\n<li>Oversee the correction of maintenance issues that relate to the interior space and exterior of the building, as applicable.<\/li>\n<li>Manage property to identify, prevent, address, and eliminate all environmental, health and safety issues.<\/li>\n<li>Conduct regular periodic fire and life safety inspections.<\/li>\n<li>Provide for records destruction services as needed to protect proprietary information.<\/li>\n<li>Monitor utility usage and make adjustments in usage patterns to minimize costs.<\/li>\n<li>Provide project management services for small projects as directed by management. Additionally, the Facility Manager is involved and serves as a resource for all interior planning, furniture reconfiguration and internal moves of the clients.<\/li>\n<\/ul>\n<p>Conduct periodic property review to prepare and maintain plans for handling major<\/p>\n<ul>\n<li>storms, security risks and other extraordinary events.<\/li>\n<li>Maintain liaison relationship with Landlords or Landlord Representatives.<\/li>\n<li>Review and understand Leases.<\/li>\n<li>Produce weekly and monthly reports, including an operations summary of completed and planned operations activity.<\/li>\n<li>Assist Project Management and Engineering, Design and Construction personnel \u2013 protect the property.<\/li>\n<li>Provide for the provisioning of administrative \/ office services as needed by client occupant organizations.<\/li>\n<\/ul>\n<p><strong>Client Relations:<\/strong><\/p>\n<ul>\n<li>Respond positively and promptly to daily client needs.<\/li>\n<li>Assure consistent approach to addressing client needs.<\/li>\n<li>Lead team meetings.<\/li>\n<li>Conduct periodic customer surveys.<\/li>\n<\/ul>\n<ul>\n<li>Advise clients of fire hazard and regulatory compliance requirements in your workspace.<\/li>\n<\/ul>\n<p><strong>Financial:<\/strong><\/p>\n<ul>\n<li>Contribute to the preparation of annual operating budgets and implement the day-to-day management of the facility within the parameters of the budget.<\/li>\n<\/ul>\n<ul>\n<li>Receive, review, code and sign supplier invoices.<\/li>\n<\/ul>\n<ul>\n<li>Maintain ongoing communications with head office Accounts Department and appropriate Accounting Manager.<\/li>\n<\/ul>\n<ul>\n<li>Site Float Management<\/li>\n<li>Develop capital requirements and budget as required.<\/li>\n<\/ul>\n<p><strong>Administration:<\/strong><\/p>\n<ul>\n<li>Provide services and contact information updates required.<\/li>\n<li>Supervise and direct the work of assigned employees\/contract staff.<\/li>\n<li>Annual review of staff performance.<\/li>\n<li>Ensure compliance with all training activity and schedules for subordinates and team members, working within the Company policies and procedures.<\/li>\n<li>Keep emergency contact lists up to date and distributed to the necessary people, i.e. immediate managers, security.<\/li>\n<li>Maintain emergency procedures.<\/li>\n<\/ul>\n<p>Maintain fire safety plans.<\/p>\n<p><strong>SKILL SET &amp; PROFILE<\/strong><\/p>\n<ul>\n<li>Strong interpersonal\/Communication skills<\/li>\n<li>Good Reporting and administrative writing skill<\/li>\n<li>Diplomatic, tactful, discreet, flexible, resourceful, dependable,<\/li>\n<li>Problem solving and conflict management<\/li>\n<li>Customer service-oriented<\/li>\n<li>Attention to detail and accuracy<\/li>\n<li>Information gathering and information monitoring<\/li>\n<\/ul>\n<p><strong>How to Apply<\/strong><\/p>\n<p>Do you have what it takes ?
